probably be needing a new roof within the next few years. He gives you
a written report.
You fix the few minor items that needed repair - saving the receipts and
warranties - and notify the listing real estate agent that you are pricing
the house to reflect the future cost of a new roof. It now becomes a
non-negotiable item.
